Hybrid vs laminate vs engineered timber — which is right for your room

Three categories, three honest answers. Engineered timber gives you the real material, refinishable and patinating. Hybrid gives you waterproof construction with a layered photographic surface that looks like timber but behaves like resilient flooring. Laminate gives you the most affordable hard floor in the catalogue, with a printed decor over a high-density fibreboard core.
None of these is the universal answer. The right one depends on the room, the budget, the household, and a quietly important question — how long the floor is expected to remain in service. The honest comparison
Engineered timber is the only one of the three that is genuinely timber. The top layer is solid oak, typically 3 mm, bonded to a multi-ply backing that resists dimensional movement. It can be re-sanded and refinished, ages with character, and is the material of choice when the brief asks for warmth, longevity, and authenticity. The trade-off is sensitivity: it does not tolerate sustained moisture and benefits from a stable indoor climate.
Hybrid is a rigid-core SPC plank with a printed decor surface and a wear layer rated in mils. It is genuinely waterproof, dimensionally extraordinarily stable, and well-suited to kitchens, bathrooms, and laundries — environments where engineered timber would not be specified. It looks like timber. It does not behave like timber underfoot, which some clients prefer and others miss.
Laminate is also a printed surface, this time over a high-density fibreboard core. It is the most affordable category and has improved enormously in the last decade in terms of realism and durability. It is not waterproof in the way SPC is; water along an edge will damage the core if not cleaned up.
When to choose engineered timber
Choose engineered timber when the brief calls for a real material with a long life and a graceful ageing curve. Heritage renovations, premium new builds, design-led residential projects, and any commercial fit-out where the floor is part of the brand all sit naturally in this category. When to choose hybrid
Choose hybrid when the room is wet, or when budget and waterproofness matter together. Kitchens with island sinks, bathrooms, laundries, mudrooms, and ground-floor open-plan spaces in coastal climates all favour the category. Sustainability across the three categories
Engineered timber carries the smallest embodied-carbon profile of the three when sourced through PEFC-certified European forestry, which is how our supply runs. Hybrid is fully synthetic but extraordinarily durable, which extends its replacement cycle. Laminate sits in between, with a fibreboard core that is partly biogenic and a printed surface that is not. None of the categories is sustainability-perfect; the right answer depends on which life-cycle question matters most for the project.
